Are you having issues with water heater quotes that don’t line up, and the question underneath them: how much does water heater replacement cost in Alexandria, VA? This article will help you figure that out. In this article we’re going to cover 2026 prices by type, the add-ons that raise a price, tankless and heat pump models, labor, the permit at your address and what a quote should list. Let’s get into it.

The short version: nationally, a replacement typically costs $600 to $4,500 in 2026, depending on the type of heater and how complex the installation is, according to water heater maker A. O. Smith. What Alexandria changes is the permit, which comes from the City of Alexandria or from Fairfax County depending on your address. When you want a number for your own house, start with our water heater replacement service.

How Much Does It Cost to Replace a Water Heater in Alexandria in 2026?

It depends on the type of heater and on how much work the installation takes. Every price range in this post is a national figure: none was measured in Alexandria, and none comes from our own pricing. The only local dollar figure here is Fairfax County’s permit fee.

A tank replacement runs from hundreds to a few thousand dollars

Nationally, a 50-gallon tank replacement typically costs $600 to $1,650 with complete installation. Priced by fuel in 2026, a gas tank runs $1,300 to $4,050 installed, about $2,000 on average, and an electric tank $1,200 to $3,000, about $1,500 on average.

The job, not just the tank, sets where you land

A basic replacement with easy access sits at the low end. Relocating the heater or converting fuels costs more, and a premium high-efficiency gas unit is what pushes a gas tank toward the top of its range. So none of these ranges is the price of your job.

Why Does Water Heater Replacement Cost So Much in Alexandria?

Because the heater is one line among several. The price also pays for the gas or electrical connections, knowledge of local building codes, permits and inspections, removing the old heater, and any complications the job turns up.

Each add-on is a separate line on the bill

  • Venting: Nationally, venting modifications on a gas replacement run about $200 to $500, and a new vent could cost $500 to $1,000, depending on its type and length.
  • Gas and electrical work: Nationally in 2026, a gas line inspection or repair on a gas replacement runs $100 to $300, and an electrical panel upgrade, if one is needed, on an electric replacement runs $500 to $2,000.
  • An expansion tank: an expansion tank usually costs less than $100.
  • Haul-away: allow at least $100 to remove and dispose of the old heater, and as much as $400 if access is difficult.

Whether your home needs an expansion tank at all is a code question, and our post on whether a water heater needs an expansion tank walks through it.

In Alexandria, the permit and its inspection are lines too; the permit section below covers which office issues them.

How Much More Does a Tankless or Heat Pump Water Heater Cost in Alexandria?

Usually more than a tank, by an amount that depends on the model and the install.

Both upgrades average more than a tank of the same fuel

Nationally in 2026, a gas tankless runs $3,300 to $6,250 installed, about $4,250 on average, an electric tankless $1,100 to $2,700, about $1,900, and a heat pump water heater $2,000 to $6,300, about $3,000, against about $2,000 for a gas tank and $1,500 for an electric one.

A heat pump model carries extra installation costs

A heat pump water heater typically runs $1,500 to $3,000 for the unit when it replaces a standard electric water heater, with labor and materials adding about $1,000 to $3,000 on top, by an informal survey of contractors, per ENERGY STAR’s February 2024 article on heat pump water heater costs.

Expect installation costs a tank swap doesn’t have: draining the unit’s condensate, enough air space or a louvered door, and, when it replaces a gas heater, a 240-volt supply and enough electrical capacity.

Don’t count a federal tax credit into the price: the IRS says the Energy Efficient Home Improvement Credit covered improvements made through December 31, 2025, and our post on the 2026 heat pump tax credit for Woodbridge homes explains what ended.

Choosing between them is a separate question

Whether tankless suits your house is a bigger question, weighed in our post on how tankless and tank water heaters compare in a Lorton home, and our tankless water heater installation page covers the service. For permits, the City of Alexandria’s January 2025 permit log shows gas tankless replacements on gas permits, like gas tank swaps.

What Is the Labor Cost to Install a Water Heater in Alexandria?

Labor for a simple swap is priced apart from the heater. The figures below are national, not an Alexandria rate.

Labor for a basic swap is priced on its own

Nationally, allow around $200 to $700 for labor on a one-for-one replacement with easy access, minimal new work and no complications, nearer $1,000 if there are major changes, and more for a tankless heater.

Extra work pushes labor up, and a gas swap gets inspected

Several things push labor up, including difficult removals and hard-to-reach locations, new venting, gas line work, electrical changes, and weekend or emergency calls.

For a gas heater in Alexandria, expect an inspection whichever office permits the job: Fairfax County says its Household Appliance permits require one inspection, and most gas water heater swaps in the City of Alexandria’s January 2025 permit log carry a note asking for the manufacturer’s specifications on site at the time of inspection.

Who Permits a Water Heater Replacement in Alexandria, and What Does It Cost?

Either the City of Alexandria or Fairfax County, depending on which side of the City line your home is on. Some Alexandria postal addresses are in Fairfax County, so your mailing address doesn’t settle it, as the City’s tax guide for new City residents notes.

Inside the City, a gas swap goes on a gas permit

Inside the City, a gas water heater replacement goes on a gas permit and an electric swap on a separate permit type. That’s how the City’s Code Administration listed its January 2025 permits, with one entry noting that a “gas water heater must be on gas permit.” That’s a record of the City’s practice, not a published rule, so confirm the permit your job needs, and its fee, with the City of Alexandria Permit Center.

In Fairfax County, any gas swap needs a permit

In Fairfax County, any gas appliance installation or replacement, such as a water heater, needs a permit even if it is like-for-like, and with no new gas piping, the Household Appliance permit covers it, per the County’s Household Appliance permit page. The same page lists a Chimney Vent Certification as required for the replacement of all fuel-burning appliances in existing buildings.

The Household Appliance permit costs $78.75 for one appliance, before a 2 percent Code Academy levy and a 10 percent technology surcharge, under the County’s fee schedule, in effect since July 1, 2026.

The Household Appliance page frames its rule around gas and oil appliances and doesn’t name electric water heaters, so if yours is electric, ask the County whether your swap needs one.

A quote’s permit line may cover more than the fee

Nationally, permit fees for a gas replacement run about $50 to $200, and permits for gas, water piping and electrical work together may come to $100 to $500. Fairfax County’s own fee sits at the low end of that, so a national permit figure is only a placeholder. Ask whether a quote’s permit line covers the fee alone or the installer’s time to pull the permit and meet the inspector too.

What Should You Ask for in a Water Heater Replacement Quote in Alexandria?

A price broken into lines you can compare, and a straight answer about the permit.

The City’s own advice is a priced, itemized scope

Ask for a contract that spells out a detailed scope of work, the price of the job, preferably broken out into specific tasks and then totaled, who will obtain the permit and the warranty, along with the contractor’s license number and class. That’s the advice on the City of Alexandria’s Code Administration page on hiring a contractor.

The opposite is a warning sign: a single lump-sum price with no details, a quote with no mention of permits, or a guaranteed quote given without a site visit.

An itemized water heater quote shows each of these

  • The heater: brand, model, fuel and size.
  • Labor, priced apart from the equipment.
  • Removing and hauling away the old heater.
  • Venting, gas line or electrical work, if the job needs any.
  • An expansion tank, if one is included.
  • The permit: whether the City or Fairfax County issues it, who pulls it, whether the fee is in the price and, for a gas heater in the County, who handles the Chimney Vent Certification.
  • The warranty: what the manufacturer covers on parts, and what the installer covers on the work.

Flushing the tank later is upkeep rather than part of the replacement price, so we’re leaving it to a separate post on flushing a water heater.
