Are you having issues with an aging boiler and one big question: how much does boiler replacement cost in Arlington, VA? This article will help you figure that out. In this article we’re going to cover 2026 national prices, why those prices vary so much, gas against oil, steam against hot water, older-house extras, the County’s chimney check and what a quote should list. Let’s get into it.

Here’s the short answer. Nationally, most boiler replacements run $4,500 to $10,000 for equipment and labor in 2026. Like every range in this post, that’s a national figure: not an Arlington price, and not a price from us. What moves an Arlington job up or down is mostly the house itself: its fuel, its pipes and radiators, and its chimney. When you’re ready to price your own, start with our boiler installation and replacement service.

How Much Does a New Boiler Cost in Arlington in 2026?

The figures we can give you are national ones, and none of them is an Arlington price.

Every range here is a national figure

Nationally, most boiler replacements cost $4,500 to $10,000 in 2026, including equipment and labor. A typical install, unit and labor included, averages around $6,100.

The boiler itself is only part of the price

Nationally, the price splits the way a quote does: a basic boiler can cost less than $3,500, a top-tier high-efficiency model can exceed $8,000, and labor can add around $2,000, depending on your location and how complex the job is.

The federal tax credit for an efficient boiler has ended

Don’t count a federal tax credit into a 2026 boiler budget. The Energy Efficient Home Improvement Credit covers improvements made through December 31, 2025, and our post on the 2026 heat pump tax credit explains what ended.

Why Do Boiler Replacement Prices Vary So Much in Arlington?

Because a boiler replacement isn’t one job. The size of the house, the boiler’s efficiency and what the price includes all move the number, and your Arlington quote prices your own house, which the next four sections walk through.

House size and efficiency move the number

Nationally, replacing the boiler in a home of about 2,000 square feet runs anywhere from $2,400 to $8,000, and the low end of that span assumes a standard-efficiency boiler. Efficiency on its own is a big swing: nationally, a standard-efficiency replacement runs $2,200 to $7,000 and a high-efficiency one $4,000 to $10,000.

What the price includes moves it too

A replacement price can include removing the old unit, the wiring and pipe connections, and sometimes a new hot water tank. So a quote with a new tank isn’t pricing the same job as one without, and either way a national range is not a price for your house.

Does a Gas Boiler Cost Less to Replace Than an Oil Boiler in Arlington?

Not by a clear margin in national figures. The bigger price question is whether you keep the fuel you have.

Gas and oil ranges overlap nationally

Nationally, a gas boiler runs $4,000 to $9,000 installed and an oil boiler $3,300 to $9,000. Those ranges overlap almost completely, so the fuel’s name alone won’t tell you which job costs less. Size for size, fully electric boilers are usually more affordable, while gas and oil boilers tend to cost much less to run.

Switching fuels is where the price moves

Nationally, a boiler of the same size and model is the least expensive swap, and switching fuel types is among the changes that cost the most. Arlington County’s welcome guide for residents says Washington Gas delivers natural gas to homes, but a house that has never had gas may not have a line yet, so ask Washington Gas about your address before you price a switch.

If you’d rather stay with oil, we still service and deliver home heating oil, and our heating oil service page has the details. If you’re weighing a heat pump instead, our heat pump versus furnace guide for Northern Virginia answers whether you can keep your radiators or boiler and still add one.

Is a Steam Boiler More Expensive to Replace Than a Hot Water Boiler in Arlington?

National figures don’t settle it. What matters more is the system your house already has.

National unit prices cover the boiler alone

Nationally, a steam boiler costs $1,800 to $6,000 and a hot water boiler $1,200 to $4,000, as material prices for top-selling home boiler sizes. Those are prices for the unit only, with no installed price for either, so they’re an equipment comparison, not a rule for the whole job.

Your house has already chosen the type

Converting from steam to hot-water heat is work on the radiators and the pipes, not just the boiler, and some older steam radiators aren’t practical to convert. So if your house has steam, the fair comparison is steam boiler against steam boiler.

Census figures show how old Arlington’s housing is, not which homes have steam, so make sure every quote names the type of boiler your house has. If you’re not sure which you have, our post on boiler pressure in an older Alexandria home covers the gauge, including the water-level glass that points to steam.

What Extra Costs Come With Replacing a Boiler in an Older Arlington Home?

The ones a national range leaves out: old pipes and radiators, an oil tank, and a gas line if you switch fuels.

Arlington has plenty of older homes

The U.S. Census Bureau’s American Community Survey estimates for 2020 to 2024 count about one in five of Arlington County’s housing units as built before 1950, apartments and condos included. The count says nothing about boilers, but if your home is one of the older ones, plan for the extras below.

Pipes, radiators and an oil tank

Older systems may need upgrades beyond the boiler, such as radiator valve repairs or new pipe insulation, and damaged or outdated radiators may limit what a new boiler can do. If the house burns oil, the tank can be part of the bill too. Nationally, replacing an oil tank runs $1,000 to $6,200, an optional cost that depends on the job, and removing an old fuel tank runs $400 to $3,400, one of the costs that may apply when you change boiler types.

A gas line, if you’re switching

A gas boiler replacing one that used a different fuel will need a gas line, and even an existing gas line may need upgrades to meet current standards. Nationally, a new natural gas hookup to the house runs $0 to $2,000, depending on whether the gas company provides free installs, plus $15 to $50 or more per linear foot to run the line from the house to the boiler.

Do You Have to Pay for a Chimney Inspection When Replacing a Boiler in Arlington?

Arlington County requires the check whenever a gas or oil boiler is replaced. Who does it and what it finds decide what it costs you.

The County requires a vent or chimney check

Arlington County’s mechanical permit page and its permit page for gas work both say that when any fuel-burning appliance in an existing building is replaced, the connected vent or chimney must be inspected to make sure it’s sized to the building code, clean, free of blockages, defects or deterioration, and in operable condition. The County’s Vent/Chimney Certification form, for one- and two-family homes, says that where the building department doesn’t inspect it, the person who does the replacement certifies those conditions, and the form asks for their Virginia contractor license number.

The cost sits in the quote and in what the check finds

Ask each contractor whether the check and the County’s form are in their price, and what the quote assumes if the chimney doesn’t pass. One possible cost is a liner: nationally, chimney liner installation runs $1,500 to $4,000 to direct gas exhaust out of the flue, one of the costs that may apply when you change boiler types. A high-efficiency condensing boiler changes the venting too: it often needs an additional vent, where a non-condensing boiler vents through the chimney flue.

Confirm which permit your boiler replacement needs, and its fee, with Arlington County Inspection Services. On our side, we put carbon monoxide detectors on fossil-fuel systems, and a gas or oil boiler is one of them.

What Should a Boiler Replacement Quote Include in Arlington?

Enough detail to compare it with another contractor’s quote, line by line.

Ask for a breakdown, not a lump sum

Compare more than one quote, and ask for detailed quotes with a breakdown of costs rather than lump-sum offers. A breakdown is what lets you see which job each contractor is pricing.

The lines worth looking for

  • The boiler itself: brand, model, size, fuel, efficiency, and whether it’s steam or hot water.
  • Removal and disposal of the old boiler.
  • The connections to your radiators or baseboard, including which pipes, valves and pumps are new and which are reused.
  • Hot water, if a tank or water heater tied to the boiler is part of the job.
  • Controls and wiring, including whether your thermostat works with the new boiler.
  • A condensate drain, if the new boiler is a high-efficiency model.
  • Fuel work, such as a gas line or the oil tank, if either applies.
  • Permits and inspections, and who pulls and schedules them.
  • The schedule: when the old boiler comes out and when the new one is running.

If two quotes for your house are far apart, these lines are the first place to look, and a same-day estimate from our team can give you one more to compare.

Wrapping Up

National figures give you a starting range, and your house sets the final number. Nationally, most boiler replacements run $4,500 to $10,000 for equipment and labor in 2026, but no national range is an Arlington price or ours. What moves an Arlington quote is whether you keep your fuel or switch it, whether the house runs on steam or hot water, the pipes, radiators and tank an older home brings, and the vent or chimney check the County requires when a gas or oil boiler is replaced.
